The room had just been decorated and was nice and fresh. The 2 minute walk to Haymarket station was brilliant!

We stayed mainly due to the location being next to Haymarket station. We weren't expecting much for the price (£45 for the double inc. breakfast) but our room had recently been refurbished and was excellent; king size bed, nice fittings and brand new bathroom. Breakfast was also great, lots of choice and cooked to order, something you don't always get in similarly priced hotels. Friendly staff too.
Although our room was great, the rest of the hotel could do with a bit of a refurb but the owner did say they were in the process. For the price though and especially the newer rooms you really couldn't fault it and it was clean throughout.

The staff could not do enough to help, very friendly hotel. The room we stayed in was recently decorated and very modern. Wish we had been able to stay longer as it was in such a fantastic location, one quick bus ride or 10/15 minute walk from Princes Street - full breakfast in the morning was delicious! Would definitely go back again!

Liked the atmosphere of staying in a nicely decorated old victorian house. Owner was very helpfull and warm. Breakfast had very rich choices but as started only by 07:30 wich was quite late for us we couldn't profit of it.

The hotel staff made us very welcome and there was always someone around if we needed to speak to anyone. Our room was spacious with loads of wardrobe space. There was a lot of choice for breakfast and it was delicious. It was on the table 5 minutes after ordering. The hotel is convenient for the city centre (a few minutes on the bus) and is on a quiet street. I would certainly visit again.

Actually stayed in the sister hotel, The Lairg next door. Hotel was comfortable, location was great for Murrayfield stadium, Haymarket station and Princes Street and the breakfast was good. Staff were helpful.

The breakfast was excellent - very fresh and plenty to eat.
The hotel is undergoing major refurbishment just now and as such the main foyer is a mess with building equipment all over the place and dust everywhere. The rooms are badly in need of refurbishment however I feel that the hotel should be closed while this takes place, or at least guests should have been informed prior to booking so they could at least make an informed decision. The man who appeared to be the owner could have been friendlier.

Location. Prompt if uninspired cooked breakfast. Spring of parsley on the tomato, but poor quality ingredients.
I suppose it was amusing watching the under-staffed Polish staff attempt to deal with customers from across Europe in Brocken English.
